A few years ago when my wife and I were looking for a larger home one of the communities I had my eye on was Kings Charter in Mechanicsville, Virginia. Eventually we decided on a different area, but this neighborhood is still one of my favorte areas and where I've had the honor and privilege to help a client buy a home in this area. Kings Charter is a planned unit development that straddles the boundaries of Ashland, Virginia and Mechanicsville, Virginia both within the boundaries of Hanover County, Virginia and a suburb of Richmond, Virginia. Accessed primarily by way of exit 86 A Interstate 95 in Virginia, the community contains retail, residential, and light commercial properties.
Planned Unit Development
Some of the retail and commercial properties lie within zip code for Ashland, Virginia (23005) while all the residential property lies within the zip code for Mechanicsville (23116). There is a variety of shopping and retail establishments including a Food Lion grocery, numerous restaurants from fast food to ethnic dining, banks, and independent retail stores. All residential property consists of single family homes.

Consisting of nearly 400 residential single family homes Kings Charter has a variety of price ranges which makes this community attractive for people looking for starter homes up to more luxury properties, some with waterfront access to community ponds.
