David, this is a nice and very detailed analysis of view lot premiums. I'd be curious to hear if you think the premium value of a view decreases over time from when the property was first built. In my experience, the values of non-view homes and those with views appear to tighten-up in many neighborhoods as the homes age, and the views don't command as large a premium. In my region we don't have ocean views, so that certainly could make for differences i how these views are treated.
