Giving a Seller Another Reason to Be Thankful
In the world of Bristow-Gainesville Short Sales, there is no bad time to get a Short Sale Approval letter. Well, now that I think about it, there is a bad time to get Short Sale Approval---that would be AFTER the buyer has bailed on the contract because it was taking so long. But even in that circumstance, you know you can get another buyer and you know what the bank will accept in terms of the Short Sale.
On Wednesday afternoon, I received a call from Wells Fargo Home Equity, a second trust in a Bristow Short Sale, and was told the approval letter was on the way. Unfortunately, it must have gotten stuck in the outgoing fax cue. After calling Wells Fargo Home Equity today, I got them to re-fax the letter and BAM!---there it was. The Short Sale approval letter my Seller was wondering if he would see. And with the first trust letter in hand, we are good to go to settlement. And it only took fifty-nine days to get the approval from the date of the contract.
Thank goodness this Bristow-Gainesville Short Sale Agent has a few days to lay low. Tis the cold and flu season and I have been struck down with some cold. The sore throat and the pressure in my ears is driving me nuts. And I'm sure my Seller and the Buyer's Agent are happy that email exists for me to send these Short Sale approval letters to them, sans physical contact with my germs.
Must be ready to celebrate on Monday. Another Bristow Seller will be making it to settlement, though not a Short Sale. You see, Bristow-Gainesville Short Sale Agents are just a higher level of agent. We can do a regular sale, no problem. There's just one less moving part. We don't have to get a third party's approval to sell. So for a Short Sale Agent, a regular sale (also known as an equity sale) is like a walk around the block would be to a long distance runner.
