Victory Lakes Townhouse Report: October 2014
Today it finally felt like the holiday season. I walked into our Long & Foster Manassas office and saw paper snowflakes dangling from the ceiling tiles and glowing trees with sparkling lights. Even though it is time for the year end holiday season, this is our opportunity to look back at the Victory Lakes townhouse market and see what happened in October. We'll make our comparisons to last month (September 2014) and last year (October 2013.)
TOWNHOUSES FOR SALE IN VICTORY LAKES
7 Listings were Active: All Regular Sales
There were three more townhouses on the market in Victory Lakes when October came to a close, than there were when September ended. The high list price was up over 4% since last month and the low list price was up 2.5%. The average list price was up nearly 3.5% since last month and up over 5% since last year. Those numbers sound great. Let's hope they hold up through the sold column where we find out the true market value of Victory Lakes townhouses.
TOWNHOUSES UNDER CONTRACT IN VICTORY LAKES
3 Listings were Under Contract: 2 Regular Sales, 1 Short Sale
One fewer Victory Lakes townhouse was under contract in October than there had been the previous month. The high list price at time of contract was over 14.5% higher than it had been last month and high marketing time was 5% shorter. The low list price at time of contract went up over 4.5% since last month and the low marketing time was unchanged. The average list price at time of contract was up close to 10% since last month, and up over 6% since last year. The average marketing time was 28% shorter than it had been last month, but was 33% longer than it had been last year. Again, trends that look great. Let's see if they hold through the solds.

The high sold price was down over 8% since last month and the high marketing time more than doubled since last month. The low sold price was up over 3% since last month and the low marketing time was 38% faster. The average sold price was down over 3% since last month, but up slightly over 1% since last year. The high marketing time was 30% longer than it had been last month and was 67% longer than it had been last year. So according to the sold column, values are down compared to recent activity, but still ever so slightly up compared to last month. The marketing time, however, seems to be getting longer no matter how you look at it.
