You Are Looking, Not Inspecting!

Yesterday, one of my clients was visiting his vacant house that I have listed. I was just there a few days ago. In the meantime, a prospective buyer apparently decided to turn on the HVAC to see if it works. It was set to keep the house at a chilly 50 degrees during Thanksgiving week when we are having occasional hard freezes, not sweltering weather.

Here are a couple of tips for those who are touring homes:

1. Read the disclosure. If the HVAC has a problem that is not noted, you would not have to repair it. That is the purpose of the disclosure statement.

2. Keep your hands off the thermostat, breaker panel, water supply, and anything else that has an adjustment. You are not a qualified home inspector, so don't act like one.

3. If your not prepared to make an offer today, just forget there is a thermostat and that other stuff.

4. Respect other people's property. Turn off the lights, lock the door, and don't mess with anything. How would you like it if the owner decided to tune up your car while you were destroying his home?

5. Don't take yourself so seriously. You haven't paid for anything yet.

6. This applies to real estate agents, who should already know better, as well as "lookers".

Good morning Ron. This is an excellent post and I am in total agreement. Great title too.

My policy is to leave everything alone, except turning on and off lights to see where we are going, and of course flush the toilet if you use it.  Keep your hands off the thermostat!

Ron, Ron, Ron.. My hero ! I think you have said out loud what has crossed my mind a hundred times... It peeves me beyond measure when a buyer shreds a home with words, opinions and "manual inspection" without an executed contract to do so .  Its even worse when they walk in, shred the home but stay another 30 minutes to point out why they wont buy it !

Michele, don't you just hate that? I always want to go to their house and find out what makes them so snooty!

Fred, using the toilet is only in case of emergency. I had a looker the other day who was not really interested, but wanted to use the toilet even though I explained the water was turned of ... and actually would have if there had been paper.
