We are in final stages of subdividing an 18.5 acre lot into a 16 acre lot and 2.5 acre lot. Lots are in Lovettsville VA approx 1 mile from the Potomac River. Both lots offer nice homesites in a location conventient to VA, MD, WV, and DC. Brunswick MARC commuter train is just across river in Brunswick MD. A 20 minute drive will put you near Frederick MD, Harpers Ferry WV, Purcellville VA, Leesburg VA, Burkittsville MD, Middletown MD, Boonsboro MD, and more. Just about any lifestyle will find this location could work. If you want to have your own farming business, horse operation, vineyard or hops yard, the AR1 zoning and the Right to Farm Act offer protections for farming operations . No HOA either. If you just want a nice lot but not interested in farming, this 2.5 acre lot should work. If you prefer more land, the adjacent 16 acre or 11.4 acre lot would be a better choice. Loudoun county VA also offers a Land Use Program where you can qualify for a significant reduction on your real estate taxes.
You can use your own builder, or we can suggest a few local builders who have a record of quality work and fair prices. You could also consider having a modular home built.
Interest rates aren't going to stay below 4% forever. Now really is a good time to plan and start your new home construction. I have more lots available in the area, many with approved 4 bedroom conventional drain field sites, private, bordering open space, closer to Leesburg VA and Point of Rocks MD.
