A New Way to Hold an Open House (video)

What do you think? Just maybe an idea that could benefit you more than the technique you have been using. This will change your thought pattern, your mindset and your experience of open houses from now on, and if you do not do open houses because you don’t like to do them, watching this may change your mind.

 

Think about this

 

Who do you know who is an agent who holds open houses, gets leads, takes listings, and sells homes from the results they get from the open houses they hold? When you practice what you heard on the link above, I mean practice it nine or six times just prior to going to hold an open house, getting yourself in to the right state (I do not mean AZ, CA, NY, FL, OH either) you will be in a completely different state when the next person walks into your open house, please understand one very important thing, you will not feel all that comfortable and confident the first few times you do this! IT will take PRACTICE!

 

The most important item here is

 

First: you have to be excited about the words I used in the video, second: You have to practice saying what I said, so you are comfortable, confident and you can say it and not sound like you have a script memorized! Third: When you have done this and used this with 10 or 12 parties coming through your open house, YOU WILL THEN OWN IT! You will look forward to doing open houses after that, so if you are like me, that could happen after just three or four open houses.

 

One final point, practice this (talking out loud) while you are waiting for someone to come through your open house!

Dan, I'm really good at Open Houses.  It's all about preparing properly and knowing how to communicate with each person who walks through the door.  Sounds like you're pretty good at the communicating thing.

I can sure see that in that first 15 minutes of an open house as the first attendees have yet to arrive this short video can be a great way to get motivated to communicate with the first and every other person who walks through the door.

Dan,  I think you are spot on about what to say in an open house.  However  -  isn't there always a 'however' or a 'but'  - I think no matter what a person says, it still sounds like a script.  A person can't unscript a script.  

I have almost fallen down laughing when a salesperson starts the 'can we meet at 3 tomorrow or will Saturday at 4 work better for you' script.

I think the only way to turn an open house visitor into a client is to be spontaneous and genuine with them.  However, that's hard work!

Sorry Dan, the script to memorize is still a script...and soundy phony.  If that is your real personality it may work for you.  If I did that, my clients would run.

I like #15.  Spontaneous and genuine is the only glue needed. 

Never a script here.
