San Diego Prepare for 2-6 In of Rain.

Check Your Rain Gutters & Drains

 

One of the most pervasive and costly problems homeowners face during a rainy season are drainage issues which can be largely prevented if they just  exercise some prudent pro active precautions. The most important thing you can do is to check your rain gutters and make sure they're free of leaves and debris and make sure there's nothing preventing runoff from collecting in, around or under your home.

 

If you live in a heavily wooded area or have large trees with branches hanging over your home you need to make sure that you or someone who knows what they're doing inspects sure you're awnings, rain gutters and down spouts and make sure they are free from leaves, debris and accumulated sludge.

 

If you don't have the means to do this call a licensed contractor or service company that specializes in drainage and flooding issues. San Diego is bracing 

for between 2-6 inches of rain in as many days. Add to that it's the 2nd heavy rain we'll have in just the past few weeks. This after several years of drought and very dry conditions makes for some very serious and extensive damage to your home and property.

 

Most rain during a heavy down pour will shed and run off because the ground is to dry to immediately absorb it. This can and often does lead to flash flooding resulting in damage to your home and property..

 

Much of this can be mitigated by taking a few very basic and precautionary steps: 

  • Take some time to walk around your home to make sure that all your down spouts are properly connected to your rain gutters.
  • Inspect your gutters to make sure they are not clogged with debris
  • Make sure there are no obstacles preventing runoff from falling away from your home and remove them and cut back any foliage, weeds, tall grass, etc.
  • Make sure that your lot slants or falls away from your home preventing runoff from ponding (standing) or even running under your home be it a slab on grade or a raised foundation.
  • Cut back overhanging trees and foliage. Although we all love the tropical mini climate San Diego has been gifted with it can be a leading cause of serious drainage issues.
  • Conduct a roof inspection and check for damaged flashing, roof shingles or tiles, roof fungus, damaged flashing, etc. 
  • Roof damage is one of the main causes of damage to your home.
  • Simple things like making sure the flashing between your awnings and gutters is not damaged or missing.
  • The caulking around your vents and skylights is not cracking and pealing allowing water to leak into your roof structure where it can start to cause mold, fungus and mildew issues.

 

These are just a few basic precautionary things you can to to help mitigate issues that can and usually do lead to major problems down the road. 

 

It's important to understand that insurance companies usually will not cover mold and mildew related issues as they are deemed LONG TERM HOMEOWNER NEGLECT. I have personally seen hundreds of unwary homeowners suffer huge financial losses not to mention quality of life inconveniences and even displacement from their homes due to their own lack of proper maintenance or knowledge thereof. You don't have to become a victim.

 

If you don't have the knowledge or experience dealing with these issues hire someone who does. If you can't afford to hire someone call on your family members or neighbors. 

 

Albeit the photo's are primarily of Manufactured Homes please bear in mind that the issues described in this post can happen to any structure be it a high end stucco sided, tile roofed multi-million dollar single family detached home, condo or townhome developent, apartment building, commerical or industrial structure. 

 

But whatever you do don't just sit around waiting for damage to occur.

That is a lot of rain in a short period of time and after such a dry spell, it is sure to cause problems for a lot of people.  You offer some excellent advice.
