Want to live in San Jose?
Here are some things to evaluate when entering our beloved city. I took a look at the 3rd quarter's housing statistics on San Jose's website for housing statistics located here. Just click on the 3Q under 2014 for the latest happenings in the Real Estate Industry. http://www.sanjoseca.gov/index.aspx?NID=1283
The high demand for housing in this area is dominated by the tech industry.
Today there are only 821 active single family home's listed on the MLS in Santa Clara County. With that being said, the rent rates in the area are at a staggering high of average 2,500 dollars a month to rent a 2 bedroom apt in the same county.
That would mean you would have to average 30 dollars an hour to live here.
There are 1,059 active listings for all single family homes and townhouses/ condo's combined in the MLS in all of Santa Clara County. Those numbers are expected to drop drastically with the holiday season.
Of the 1,059, 369 of those are listed above 1 million dollars.
For those intending to stay in the 600-650 thousand range, the inventory lists just about 100 properties.
We are definitely short on homes for sale for most of our clients and always looking for a great opportunity to list for the person in the family looking to relocate. I often ask sellers where they would like to retire and how long do they think it will take to get them there. A recent client didn't feel that it was reachable to live near her grandchildren in Red Lodge Montana for at least 20 years. After talking with a trusted advisor with Kal Financial we were able to show her her timeline to retirement could be acheived within 5 years. She began to turn her wheels about enjoying the rest of her life with her family who had moved away 3 years prior. We are so happy for her here at Keller Williams. Happier even that she will have attained her dreams in such a short amount of time. If you or you know of someone who is considering selling their home in the Bay Area, please contact me. We have dedicated and serious buyers waiting for the home of their dreams. Thank you for reading my blog- David Calvello
