There are ways to prepare your house to sell without breaking the bank. Here are a few tips:
-
De-personalize your house: Remove all of your family photos that you have hanging up around the house. Personal photos can be a big distraction to potential buyers. You want the buyers focused on looking at the home instead of admiring Aunt Betty's blue eyes. This simple adjustment will allow them to see themselves in the home.
- Get rid of clutter: We all have a lot of things we accumulate throughout the years. Place these items in boxes and place out of sight, or get an inexpensive storage unit to completely remove all boxes from the house. Make sure to clear all countertops from excess items to create a "cleaner" feel.
Arrange rooms to reel in prospective buyers: Do not have an abundance of furniture in the rooms. Let the bedrooms be bedrooms. Let the buyer see the original purpose for the rooms, not your creativity and design. Any additional furniture can be put into storage. Paint rooms neutral colors. The idea is for the home to show like a model.
-
Keep home clean and smelling fresh: When you have accomplished the steps above, this one is easy. Keep all the trash cans empty to minimize odor. If you have a garbage disposal, cut up a lemon and grind it with the garbage disposal to create a fresh lemon scent through the house. If you are aware ahead of time of an appointment to show your home, bake some "ready to bake" refrigerated cookie dough, place them on a plate and place them on the kitchen table with a simple note that simply states,"Help yourself." This is a great way to establish a warm and inviting atmosphere.
