Two Good Reasons to List Your Buffalo Home for Sale in December
 
The holiday season is closing in, and that means that a great number of potential home sellers will either wait to list their homes or take their currently "for sale" Buffalo homes off the market until January.
 
And that is reason #1 why serious home sellers should list now: For the next month, your home will have less competition.
 
In some markets sellers have been led to believe that "nobody shops for a home during the holidays," so "Why should they bother with being on the market?"
 
Even if yours is a "hot market" during the holidays, many sellers simply don't want to be bothered with keeping their homes in show-ready condition. They'd rather concentrate on cooking, shopping, and entertaining.
 
In addition, some agents take time off during the holidays without leaving anyone responsible for setting up showings for their listings. That means homes that should be available are not. This frustrates buyers' agents a great deal, but it happens every year.
 
Reason #2: Buyers who do shop during the holidays are serious.
 
They're taking time away from their own holiday preparations and celebrations because they need to find a home.  
  • Some are relocating here to Buffalo and need to find a home while the kids are out of school. They've come to town specifically for that purpose.  They won't stand around and wait if a seller says "Come back in January." They'll simply move on.
  • Some have sold their current home and want/need to find a replacement soon.
  • Some are working on a 1031 Exchange and are under tight time constraints.
The bottom line is that most potential buyers who do tour your Buffalo home during the holiday season are not "just looking" for something to do. They want to find a home.
 
So don't wait until January. Call me today, and let's get that home under contract before 2015!

Most buyers are conciderate enough to not make appointments on a Holiday and if you get the 5" of snow it won't make a difference either.
