Buyers today are showing a distinct preference for well-maintained, updated homes - most of them are asking me for "move-in ready" homes.
Home selling for top dollar in Madison, Georgia is a competitive enterprise - there are definitely sellers out there who ARE making the effort to get their properties in top shape. If you expect to get your home sold in the shortest time frame for the maximum money - take care of business!
Kitchens and baths, floors, and wallpaper removal are top on my list, along with deep cleaning inside and out. Landscaping should appear neat, and add fresh pinestraw to your beds while you're at it.

Earlier this year, Room Service Home Staging was asked to consult on an ocean front
condo. My clients’ parents had passed away and the heirs were ready to sell the property. The condo was in a desired location -right on the beach.The complex was also very much unlike other condos in the area, that is to say it it was only 3 stories as opposed to 20 or more stories tall. They were all hopeful that this beachfront property would sell quickly and for top dollar!
Unfortunately, their parents had never updated the property but kept it just as it was. Yes, it was clean however similar properties in the complex had been updated or remodeled.
The investment to bring it into the new millennium would have been prohibitive. The decision was to clean it and list it as is.
Why wait until you sell your house to these things? Why not address them NOW?
5 Things You Can Do NOW:
1. Paint and remove wallpaper and mirrored walls
Choose buyer friendly colors (read… neutral) and get rid of that wallpaper that you fell in love with 20 years ago. And, while the painters are there, ask them to remove the mirrored wall in your living room/dining room or whatever.
2.Update flooring
You’d be surprised at how important flooring can be. But think about it. Buyers want move-in ready homes. Having to replace the floors before you move in isn’t something buyers want to do.
3.Update the kitchen
What’s the first room most buyers look at when entering a house? An updated kitchen can bring a smile to any buyer’s face. Why wait until you decide to sell to finally get that granite countertop or new cabinets that you’ve always wanted?
4. Update the bathrooms
You may not be able to remodel to the point of knocking out a wall but why not bring it up to date with new light fixtures and countertops. If you still have those awful shower doors that are on tracks, see about removing them. Replace the sink and tub if they have served their time and are begging to be put to rest.
5.Address deferred maintenance issues
You know them, and every house has them. If you had a previous water leak that has since been fixed, paint or fix the damage to the ceiling or wall. You can’t or shouldn’t try to hide anything.
Take a close look around your property and repair or replace the needed items that your buyer will definitely see when they view your property.
You’ve invested a lot in your home. Why not do these 5 things BEFORE you decide to sell your home.
