You would be wise to check out the market conditions before you sell or buy a house.
If you're selling, I urge you to contact 3 Realtors for market evaluations of your property's value right now, and what each Realtor will do to market your house. No two Realtors work the same way, and each has their own menu of services they provide when you sell your house.
If you are buying a house, I urge you to contact an agent who is referred to you by a happy customer, and set aside time to visit about your situation. A competent agent will refer you to an experienced mortgage banker who will calculate your financing ability. The agent will also give you an overview of the market. No two agents work the same way, so find someone with whom you connect at an emotional level... someone who really gets you.
Now that you have the facts, you first option would be to DO NOTHING.
Perhaps now is not a good time for you to sell. Or now is not the time to buy a house; You need time to get your finances in order.
Your second option would be to DO IT YOURSELF.
If you are selling, you could put your house on the market for sale by owner. You would be responsible for coordinating showings. There are real estate brokers who will put your house on the Multiple Listing Service (MLS) for a flat fee. You would be responsible for obtaining the state required disclosures and disclaimers. Your attorney can help you get the disclosures and disclaimers.
If you are buying a house, you could call the agent on each for sale sign and arrange a showing. The listing agent works for the seller, and is required to serve the seller's best interests. Listing agents are forbidden to tell you adverse information about the property.
Your third option would be to work with a TRADITIONAL REAL ESTATE SALESPERSON.
A traditional real estate sales person treats you like another "deal". If the agent lists your house for sale, they usually practice the 3-P's of real estate: Put a sign in the yard, put your listing in the MLS, and pray it sells. Traditional real estate salespersons often do not give your house even the most basic marketing.
If you are a buyer working with a traditional real estate salesperson, that agent typically sifts and sorts through listings, and shows you houses that fit THEIR values. What about the listings the agent didn't show you? You could have missed your dream home. The traditional real estate salesperson wants to slam-dunk you into a "deal" as soon as possible. They often pressure you to make choose a house right away.
Your fourth option would be to work with a REAL ESTATE CONSULTANT.
A real estate consultant puts your wishes first and foremost in the transaction. A consultant takes time to meet with you and have a conversation about what is important to you regarding the sale of your house. A consultant typically has a long check list of marketing actions that will be used to take your house to the market by the best media possible.
If you are buying a house, a real estate consultant will share with you all of the options available to you in the MLS. YOU get to choose which houses you will see, and which you won't see, using your values. A consultant will walk you through your options when you choose a house on which to make an offer. You will be coached through the entire process, from contract to closing.
