Ok guys there are a few mistakes that I see on a day to day in the real estate world. Take a look at the Top 3 and then read them again :) First Time Home Buyers Mistakes.
 
1.) HIRE THE RIGHT AGENT
     Listen hiring the right agent is important. Agents are not all the same no matter what anyone says. Just because they are a family friend doesn't mean they are going to be able to negotiate your largest purchase well. You need someone that has done business in the area you are looking to buy in. Trust me if you are looking in the country and they have no idea where the town is DO NOT HIRE THEM.
 
2.) Preapproval 
     If an agent tells you they will show you homes without you being pre-approved DO NOT HIRE THEM. You need to contact a lender no matter how awesome you think your credit is. There maybe surprises that you didn't know about. Do not waste your time or get your hopes up. 
 
3.) Looking at homes over your price point
    I get it you like to go to open houses and browse. This may harm your search.... you may fall in love with a home over your price point then start looking at homes and be comparing them all to that one. Stick with your agent. When you hire the right agent they are going to show you everything you want to see.

I just ran into the 3rd scenario this week on a listing of mine. The buyer's agent called and said their client really liked our listing but they are only qualified up to $315k...the home is listed at $345k. Looks like they wasted their time.

Always need to stick to the price range.  Every $10k you go above your max price will have better finishes, features and amenities.  You will quickly begin to dislike your current options!
