Have you ever noticed how buyers will have you show them property and the next thing you know is they have contacted your co-worker?This has happened to me several times.I always thought what did I do wrong OR was it me? It seemed this was happening with the buyers who where searching for their first home and wasn't aware how the system worked.So, From now on I let them know that I can show them any home for sale in my area reguardless who has it listed.But at times its hard to find the right words to let them know how it all works without sounding alittle crazy and making them feel even crazier.

Hi Aundrea, it's important to sit buyers down during the initial meeting and explain to them the ground rules for doing business. However crazy it may sound, I don't want to waste their time or more importantly mines.

I always have buyers attend an orientation meeting. I do not work with any buyer who is not willing to sign a contract -- they don't have to sign it then and there, but they do have to sign before I show them property. I have only had a couple of people not sign on in over 10 years. It is a matter of communicating your value and confidence. Good luck.

This has happened to me as well! A tip that I learned is that when you are getting ready to show a property, print up a MLS information sheet for the property and staple your business card to the bottom so that it doesn't get lost as easily. Then maybe at the end, just remind them that they have your card and that you would be more than happy to show them any available properties in your area. I hope this helps!

I have found that meeting with the buyers at your office and having a buyer consultation lowers the chance of them moving onto another agent because they don't realize you can show them everything. I would like to say I do it everytime before I show new buyers homes, but I don't. It does help build a relationship with the buyers though!

In Georgia we have what is called an Exclusive Buyers Brokerage Agreement. This is an agreement that buyers sign that states that they are only working with you. If they work with another agent and buy a property they owe you the commission. I think it is important to discuss with buers the buying process along with what to do if they are searching for homes on their own or go to an open house alone. I like to hand them a stack of my cards to give to other Realtors that they come into contact with.
