Not All Home Inspections Are Like A Root Canal

Tooth pain

I  prepare my sellers for a home inspection  by saying : Having your home inspected  is like having a root canal and a colonoscopy at the same time.  You don't want to be there because every nook and cranny will be checked out. That convinces my sellers to leave.

Today my wonderful sellers left  but not before they prepared the house with  a plate of snacks, a fresh pot of coffee and a few notes for the inspector.

 Home Inspection notes

While the sellers were out of the house there was a flood of people at the property including

 Buyers

Buyer's Agent

Listing Agent

Home Inspector

Termite Inspector

 Septic Inspector

and

The Appraiser

Radon, water potability and well yield were also performed.

Everything was done within 5 hours.

This is what I call efficiency and everyone was glad to get it done at one time.

This takes careful planning and coordination by experienced Realtors®

Waiting for the electronic reports and we are on our way to settlement.

Good morning Margaret,

Great job in preparing your sellers and love the analogy of an inspection. When professionals handle a transactions..it always comes together like clock work!

Good morning Margaret. Doing everything in one shot was always my preference as well. The sellers goodies and notes were nice too.

Margaret,  I've never had a root canal and hope I never do. The procedure at the other end I have had and hope never to have another. If I do, I won't want to be present!  Your sellers are top notch. So sweet of them to leave the house and leave snacks behind (no pun intended).

Sarah & Les Oswald Five hours to do ALL inspection including an appraisal is a good use of time.

Roger D. Mucci and  I am so surprised.

Jeff Pearl I too love it when a plan comes together.

Dorie Dillard Professionals can make it happen.

Margaret, the last place anyone wants to be is at an inspection of their own home!  Having hot coffee is a great idea!

Margaret, I had to stop by the post when I saw the title. I just had a root canal and it still hurts.

What a lovely concept. I will admit that a very small percentage of my inspections seem like root canals. If anything seems like a root canal in the inspection process, it's the negotiations with the sellers on repairs!

Nina Hollander The HI negotiations takes on another art form. Tact and finesses are both needed.

Margaret... I've found that inspection/repair negotiations sometimes are harder than the purchase contract!

That's a very nice seller to leave those notes and snacks.  And it's great that all inspections got done at the same time.
