Simple Seller Mistakes to Avoid

Selling your home, especially if you have never done so before, can be surprisingly time consuming and challenging. It’s easy for first time home-sellers to make lots of mistakes, but with a little know-how, many of these pitfalls can be avoided altogether.

  • Not Hiring an Agent- trying to sell your home on your own, especially if you haven’t done it before, is not a good idea. A good agent will help you set a fair and competitive selling price for your home that will increase your chances of a quick sale. Although real estate agents require a commission, they will surely handle everything, including all the paperwork and pitfalls involved in real estate transactions and can help make sure the process goes smoothly.
  • Ignoring the Market- Every market is different and those differences can impact the sales price of your home, number of days on the market and whether your home sells or not. You have to face the reality of how market conditions influence the success of your home’s sale.
  • Trying to Hide Significant Problems- any problem of the property will be uncovered during the buyer’s inspection, so there’s no use hiding it. You surely don’t want to face legal problems because you tried to hide the truth. So you can either fix the problem ahead of time, price the property below market value to account for the problem, or list the property at a normal price but offer the buyer a credit to fix the problem.
  • Ignoring Your Agent’s Advice- A real estate agent is a professional. When she or he tells you that you’ll get a better offer more quickly if you de-clutter stage your home, make certain updates or repairs, they are doing so because it’s a proven fact. Your agent may also suggest a listing range to price your home. Don’t set an unrealistic price, remember that setting the right asking price is the key.

Do things correctly from the beginning and you’ll have a smoother, easier, and more profitable transaction. Hiding defects!  Big mistake in Florida, if you conceal a latent defect you will suffer in court.
