FHA Loan Limits For 2015

FHA announced last Friday, December 5th the new FHA Loan Limits For 2015.  The new FHA Loan Limits will go into effect on January 1, 2015, and will remain the same for most of the country.  However, 187 counties throughout the country will see an increase in the FHA Loan Limits on January 1st.  

The counties who will see an increase in the FHA Loan Limits are in Denver, Jacksonville, FL., Indianapolis, Louisville, Portland, ME., Baltimore, Boston, Bismarck, N.D. Nashville, San Diego, and Seattle.  Several Metro areas in Texas will also see increases in the FHA Loan Limits.  FHA Loan Limits did not decreased in any county from the 2014 limits.

The present FHA Loan Limits were established last year when the FHA Loan Limits established under the Economic Stimulus Act for 2008  expired on December 31, 2013.  As a result FHA Loan Limits for most of the country decease to their present level. 

The new FHA Loan Limits will be effective for all case numbers ordered on or after January 1, 2015.  Below is a table that illustrates the loan limits prior the to Economic Stimulus in 2008, during the Economic Stimulus, and the January 1, 2014 Loan Limits (in red) which will continue to be the FHA Loan Limits in  Connecticut for 2015.

There was a big change in the FHA Loan Limits in 2014 in Connecticut from the FHA Loan Limits under the Economic Stimulus Act of 2008.  However, the 2014 Loan Limits were actually higher for every County in Connecticut then those of 2007 to 2008, except for New London County.

While this is interesting, the FHA needs to cut the 1.35% it is charging for Mortgage Insurance.  THAT is what is making homes unaffordable for first time homebuyers.  We really need to rally and advocate for this, as the FHA has recovered their money paid out on the bad loans already.

I always try to get by buyers to go conventional if possible. The FHA fees are quite outrageous. This is good news to those who can't get a conventional or va loan.

Thank you for displaying this information George.  I laughed when I saw the table because the loan limits in Hartford, Middlesex and Tolland Counties were $333,735.  This is the result of a request that I had sent to HUD to increase the loan limits in this MSA and backing it up with MLS sales data.  I probably still have the paperwork!
