The San Tan Valley Market Report November 2014 reveals several interesting statistics regarding the local real estate market for San Tan Valley, Pinal County. The San Tan Valley area is expansive and includes neighborhoods such as Circle Cross Ranch, Copper Basin, Johnson Ranch, Laredo Ranch, Moon Shadow Las Praderas, Morning Sun Farms, Pecan Creek, San Tan Heights, Skyline Ranch, and Ironwood Crossing.
The local market report tells us that the number of new listings in November 2014 was down 31.6% from October. The number of closed sales was 94 which was down 38.6% from the previous month. We typically see a bit of a ramp up in the real estate market as soon as the summer heat dissipates and then a slow down again as we approach the holiday season. Homes that are priced well and show well are still going to sell relatively quickly in this market, but in general homes are sitting on the market for an average of 76 days on market. The median sold price for November was $164,500 which is an increase of 13.5% from November 2013. There are currently 520 homes for sale in the greater San Tan Valley area and Queen Creek (outside the Town of Queen Creek’s borders), Pinal County. It is important to understand the boundaries of the Town of Queen Creek, because there are many homes on the market that are listed as a Queen Creek address, however, they are truly outside the Town’s borders. The address may say Queen Creek, but in reality, the home is located in Pinal County and it is not located in the Town of Queen Creek.
