5 steps flat fee MLS sellers should take in Sarasota, Bradenton and Ft. Myers that will generate more showings and offers.

•1) List your home in the MLS right where you will sell it. There are no listing commissions to pay using flat fee MLS so Sarasota home sellers save 3% and can pass this savings along to the buyer.

•2) Apply the cash test. I give my Sarasota flat fee MLS sellers the same advise as my sellers in Bradenton, Ft. Myers, Holmes Beach and the rest of Florida. Price your home as if a cash buyer were negotiating with you. You wouldn't leave room to negotiate with a cash buyer so why would you leave room to negotiate when advertising in the MLS. It's crazy! Advertise your FSBO with MLS property for the lowest price possible.

•3) Make the buyers argue. That's right, pick a fight. Price your home as low as you can (2 above) to attract the offers. Once an offer comes in, negotiate $1,000-$4,000 off your MLS listed price and that's it. Then let the buyers haggle it out with each other whether or not your home is a good value. It's simply not your place to worry about "leaving room to negotiate." If they want your home, they'll come to your price. Bradenton, Ft. Myers and Holmes Beach sellers face stiff competition for buyers. Put your best price out there so you compete for their interest. Don't forget to add back your "offered" buyer's agent commission and 2% for closing costs (Doc stamps and the deed and title policy). •4) Finally, consider offering 4% to the buyer's agent. This does two things for your discount MLS listing. And, offering a 4% commission throws the Realtors® a "showing carrot" that helps get your home shown more when competing against multiple properties in the same area.

•5) Of course, choose the right flat fee MLS service. There are 50 or so flat fee MLS services that operate in Florida. Some are national flat fee "websites" meaning they are not licensed discount MLS brokers; they do not hold membership in any Florida MLS especially not Sarasota Association of Realtors®, Manatee Association of Realtors® or Greater Ft. Myers and the Beach Association of Realtors®.
