Will I Last?

By
Real Estate Broker/Owner with Daytona Condo Realty, 386-405-4408

I am looking at our Association’s classes, and on Wednesday they offer “If You Can’t List You Can’t Last”.

Ouch. have to pinch myself to make sure I am still here.

I don’t list. And yet I hope to make it to retirement. Naïve me…But anyway, I am still here...  Lenn Harley is still here...and Carla Muss-Jacobs is still here. And many others, who work with buyers either exclusively, or primarily...

To me this statement is a big lie. I believe there is a failure with logic.

If you list, and nobody sells, you still can’t last, can you? Someone has to sell it, so that you last. For each listing, there is a sale. And when this happens, not only you get compensated, but you pay the selling agent her/his commission. And then you both last.

What is wrong with the arrangement that some agents list, and some agents sell? By the way, it is a lie, that listing guarantees success. If you do a poor job with listings, they will not sell. So yes, you can list and still not last in this business.

Folks, there are agents who do not list. There are brokerages, that represent only buyers. And some are doing pretty well. As well, as those, who do good job taking listings. Don't tell me that those, who left real estate to work in WalMart only represented buyers, that's simply not true.

Yet to me it sounds like “You list, and then no worries, someone will sell it and you get the money”. It is shameful.

What about this heretic thought that those who excel in what they do, last whether they list, or whether they sell?

After all, it is not only what you do that matters; it is how you do it.

P.S. Which class should I suggest the instructor takes to learn simple things?

Yeah I hear similar BS on our end as well. If you arent strong in purchases you wont be around as refinancing is dead. Yes we do a ton of purchases but I have done a tremendous amount of refinancing over the last 20+yrs so???

Jon, it seems to me that there is huge business in this industry of trying to tell agents how to be agents.  They are like vultures circling over agents that are in trouble.

In my perfect world, there would be listing brokerages and there would be selling brokerages.

There would never, ever be any dual anything.

This is one matter that will never be consumer driven.  The consumer hasn't a clue.

Jon, that's an overused phrase.  Certainly those who carry regular inventories are never going to starve, but the same is true of those who have a pipeline filled with buyer clients.  Best to you,

Hi Jon,

I've been exclusively a buyer agent for many years, but now I do prefer being a listing agent.

I agree with you that catchy expression  'list to last' is just an expression.

Hi Jon, You are very right. An agent with good Buyers will out distance many listing agents. MARKETING TO BUYERS is the course to refer the instructor to.

No guarantees. Jon, you can also list and have a terrible storm make your area less desirable.

Jill - went through that in 2004. Were writing contract right after Charley subsided, so the first, and the strongest here, hurricane did not affect sales, but subsequent hurricanes did.

Well, there are always factors, that come in play, when you expect them the least
