South Florida, like many parts of the country is starting to see an increase in new construction homes and condominiums. This is great for the economy and helps to pad the available homes on the market for potential buyers. This also means that sellers may see a slight increase in value, as long as their home can compare with the new kid on the block.
Condominiums in South Florida are popping up everywhere. There are currently 21 new projects slated for the area. These condominiums range from boutique ten unit buildings that deliver everything even the pickiest of buyers could want, to the 50 floor + mega condo buildings that will change the sky line of Fort Lauderdale and Miami Florida. The average price per sq. ft. has passed what 2005/2006 prices where going for. Some of these buildings are $600+ a square foot and quickly climb higher based on the project.
Most of these condo's have amazing preconstruction sales that offer a pretty steep discount compared to after market prices. New condo's can be extremely difficult to finance. Deposits will range from 10%-50%, with the rest due at signing, or increments, depending on the contract.
Many of the condo's that are going up are in Sunny Isles, Miami, Miami Beach, Hollywood, and Brickell. As you can see based on prices of the below condo's, luxury is the key word in this market.
