It’s a known fact that the real estate market shifts during the winter, things slow down, people decide to take their home off the market or wait to list their home until spring. Most people say they don’t want to list in the winter because they want to wait until spring when the market is up. There is a huge misconception with this thought process. Why don’t we take a look at the approximate timeline for listing and selling your house and see how you can get ahead in this market!
Let’s pretend that you decided to list your home today. Once the listing contract has been signed, The Harris Group gets busy. It can take anywhere from 30-45 days to get your home ready to be on the market. Staging, making any necessary updates, maybe a fresh coat of paint, and getting professional pictures will all happen after you sign the dotted line. It’s now February 1st.
The average number of days a house is on the market before selling, according to the MLS is 81. However, here at The Harris Group our average days on market is 51. So let’s say your home is on the market for 66 days before a contract is signed. It’s now April 7th.
It takes approximately 30-45 days to close on the home after a contract is signed. Inspections, Appraisals, Counter Offers, these all must be completed before closing. Finally, your home is sold, but it’s already May 22nd!
As you can see by this timeline, waiting to list until spring, means not selling your home until the end of summer. The time to list is now!
