This is a follow-up to my previous post "Are Open Houses a thing of the past?" Based on the very perceptive comments that it has generated, I have decided to write a second post on Open Houses. Here is what I envision, first I'll share what works for me, as it relates to Open Houses, then I would like to invite other agents to share what works for them. The end result will be that everyone benefits.
1. I do periodic Open House (OH) Blitzes...usually once every 3 month and lasting for a period of 9 days. I try to schedule them close to each other (physical proximity i.e.), and lasting no longer 2 hours. During the week, I try to schedule them for rush hour, usually 3:00 - 5:00 pm and 5:30 - 7:30 pm.
2. I advertise my open houses in the local papers and in the MLS; I put flyers on car windshields at nearby grocery stores, and finally I door knock the neighborhood. On the day of the OH, I make sure that I have enough OH signs to ensure that nobody gets lost trying to find my OH.
3. At my OH, I usually have bottled water and snacks, information about other listings in that area, CD's "What you should know before buying/Selling a home, " and a guest registry. I ask everyone to sign in. Besides the obvious, name, address, phone and email, my guest registry asks two specific questions that help me determine whether or not I should pursue a prospect. 1. Are you currently working with a Realtor? 2. Is it ok for me to follow-up with you?
4. After the OH Blitz, I service the prospects, i.e., I usually send out mass emails to all who provided emails, and call all those who provided phone numbers. This has been quite successful for me.
