How did Canyon Creek home sales NW Austin perform Fourth Quarter 2014?

Check out Canyon Creek area single family homes sold in the fourth quarter of 2013 and 2014. The good news is the average sold price was up 10% with the average sold price/SF up 8%.

 

Fourth Quarter 2014 closed the same number of homes as 2013. There has been a 27% increase in days on market to 48 days and the average sales to list price ratio is 97.6% (Less than a 1% change from last year).

 

As of January 1, 2015 there is 1 active home on the market in Canyon Creek which translates into less than one month’s inventory. There are 4 pending homes on the market and one is a short sale property, uncommon for Canyon Creek. The rush to buy from spring ebbed due to an alarming increase in the price per square foot. It is a seller’s market but the Canyon Creek Real Estate market is operating with a slower more controlled pace.

Good Morning Dorie: The graph is very useful especially if someone does not have the luxury to read the whole content. It is the whole data at a glance.

An improvement from the previous year's annual sales is better. My market showed the opposite.
