Bay City Michigan is a great place to live, work, and play. Bay City is one of three major cities that make up the Great Lakes Bay Region. The Great Lakes Bay Region not only consist of Bay City, Saginaw, and Midland, but also of all the suburbs to them which all offer something unique to one of the most established and yet rapidly developing communities in the State of Michigan. With many of the primary companies that continue to support and invest in this area, including DOW Chemical, DOW Corning, Consumer's Energy, and McLaren Bay Region, this area continues to grow and develop and grow jobs in STEM skilled workers, and they continue to support many smaller companies that are required to support them.
Even though this community is doing such a great job at bringing the three cities, with all of the communities that surround them, together into one of the strongest economic growth areas in Michigan, good luck finding the information you need to make an informed decision on the purchase of a new home. I say this, because the area consists of the three cities that are located in three different counties that are separated by twenty minutes of driving time between them. Each county has their own Board of Realtors who operates their MLS completely separate from one another, with three different software developers providing MLS services to each area. These local Realtor Associations not only appear to not want to work together as a group to service the entire Great Lakes Bay Region, but they seem to want to fight any attempt to integrate these communities into a common MLS search. I am shocked, as a Realtor, that Michigan Association of Realtors or the National Association of Realtors has not stepped in to improve the quality of experience for consumers.
What can you do? Be sure you find a Realtor who is a full member with all three local Boards and MLS's. Also, find a Realtor that has a website icorporating an IDX feed that updates frequently with all three MLS's. Why, you ask? Most big national sites can provide global information, but it may have a lag time of up to a week, or so. In today's market, there are many overpriced homes on the market, There are also plenty of buyers out there waiting for the right home to come on the market. Most local agents may have sites that allow you to search their local MLS, but not the other two. If you want to be able to act on a home when you need to act on a home in the Great Lakes Bay Region, you need to have listing information from all three counties updated multiple times a day, and you need an agent who understands that you need that information immediately.

Agents who are not taking into account the gravity of how this entire region is coming together as one area that requires some sort of integration between the three separate MLS's are frankly behind the times and not serving their clients to their fullest abilities.
