Your commission check is not my priority, it is not even in the top 5 things I care about when we work. As your listing agent one of the highest priorities is getting your price right. The correct price at the correct time is essential for a quick sale and your (The Seller) getting the most. The correct price is both an art and a science. The science part is what the appraiser will use to determine the value. They will look at comparative homes of comparative size, shape, style, amenities and neighborhood to come up with the likely price. They use 17 criteria for this determination. The art part of pricing is about the knowledge and insight that your Realtor® carries about the market, TODAY.
The TODAY market involves and analysis of what is happening in that market, in that neighborhood at this particular time. There can be times when putting a home on the market slightly more than its perceived value makes sense. We call that a Seller's market. There are times when putting the house at, or below it's comparable, nearby homes makes sense. This is a Buyer's market. The key here is that your Realtor® needs to know what this is and be able to explain it to you simply so that you all understand what the strategy is to getting the home sold for the most in the quickest period of time.
So price is always the most important aspect of the process. Along with that comes "condition" and "marketing". Price, condition and marketing are the three most critical aspects of getting a property sold for the most money in the shortest period of time. Please, please, please do not be fooled by any agent who proudly tells you they will get your house onto umpteen real estate sites and they call that marketing. It is not, that is called the IDX feed. Internet Data Exchange is the method the MLS in your area uses to aggregate a listing out to the consumer sites. This is not marketing, this is distribution.
Marketing is when your Realtor® knows who your buyer will be and creates marketing like blogs, videos and printed materials to speak directly to those people to entice them to drop by and look at your house. I care nothing about any commission check until I take care of the above and that is why I can say, Your commission check is not my priority.
