How Much Is Paradise?

In the morning when I see standard requests for information about a condo-hotel unit in my email, I can already tell which unit it is about, and I rarely miss.

Nowadays, it is about three units for $27,500 in Daytona Inn, a condo-hotel.

What I do not like about these requests is that it takes more time to respond by email, than what they are worth. I would rather receive a phone call, and in 2 minutes the Buyers understand that the use of this unit is limited, and I have yet another 28 minutes saved from typing (yep, I am a slow typist).

If you see something right on the ocean for less than $30K, to me this should sound  too good to be true… But looks like to my customers it doesn't...

My clients think differently. They often think that it is not good enough. And they want to know whether this unit has unobstructed ocean view, ask whether it has 2 bedrooms...

Some would explain to me what they have in mind, and yes, I can help them, and this would be a 2 bedroom residential condo (not condo-hotel) right on the ocean with great views from the windows…starting as low as $144,900 in Zodiac for 2 bedr/1 bath, and 2 bedroom/2 baths in Oceans Three for $179,000 and another couple of terrific condos in hi-rises right on the beach in the Oceans for under $200K…

Prices are still quite extraordinary good for the buyers.

And no, you are not going to get it for $27,500…

But so many buyers go by the price, and believe that Florida is a place, where you can buy a 2 bedroom condo right on the ocean for pocket change…

Funny, but when I ask Chicagoans what they can buy in Chicago right on the Lake for $27,500, they feel that it is a stupid question…

Then what kind of question is about $27,500 right on the ocean in Daytona Beach?

We get unreasonable requests all the time, the great majority of them we just don't respond. We do well with just the serious sounding emails/texts/calls.

Actually, Jon, you can get a little something in downtown Houston for under $30,000. There's some very cute little crack houses in the Fifth Ward...  [I grew up about a mile from there...]

Tim - this is the relief. Being so singled out was not a very good feeling. Would be curious to look at those cute houses.
