Does anyone allow anyone to just come over and view a home for sale anymore? The answer is YES if it is an open house. All are welcomed. However, other than that, isn't the market today based more on performance rather than possibility of sale? I believe so. Can you perform invites transparency of motive

LOOKY LOO?

Why would someone just want to view property and not buy? Real Estate goes in cycles and I remember when it was a buyers market, sellers and their agents danced to the buyer's (real or not) tune whatever it was. Today, it is more of a seller market dynamic and the wise shift to that reality. It is not hard either

From what I recall, people who are not interested in really buying used some of the following reasons for visiting a property.

1. Nothing better to do

2. Staging ideas

3. Comparable values

4. Sizing it up for a potential purchase

5. Just starting out on a learning curve

LET'S TALK FIRST

The sellers and the agent today who are offering the home have a different point of view most of the time. It is a conditional one based on accommodating a buyer (?) before they make an offer. Yes, you may see the home providing you can prove you are a buyer and that you can perform. Now here it can get dicey or can become clearer

REAL BUYERS MAY DISAGREE

There are buyers that don't want to have to do that and want to do what they want and procedures be damned. They feel that a person who is about to spend hundreds of thousands of dollars should have the freedom to come and go at liberty and without question.

QUALIFYING MAKES SENSE

I have to agree with that mentality but also ask this question. How would anyone know the difference between a time-wasting situation or a non-buyer and a real one? Everyone who knocks on the door and says I am a buyer all look and sound the same.

THE BUYERS TICKET TO ENTER

However, the one who can submit ahead of time or without hesitation proof of funds, lender commitment letters and talk and walk the buyers symphony can go anywhere and do anything and is taken seriously when they do. You get full time and attention! Whats wrong with that?

WHEEL SPINNING?

Without some sort of pre-screening in place, a sellers agent would spin wheels all day long and sellers would be more inconvenienced than they have to. Why? That is not good business. If time is money and you break down an agents time involvement, false showings take the efforts expended below minimum wage for a return. Makes no sense in the business world

DO ALL THIS FIRST

What I like to do is explain all you have to know and that is pertinent ahead of time for anyone to review. Have you investigated the neighborhood? Schools? Shopping and freeway? Then, I am an advocate of pictures...lots of them so that after viewing one gets a feel for a Yes or a No to go further. Video to is not out of the question. Finally, Q & A. If we connect, next step is showing to purchase. Come hither!

GOING SOMEWHERE?

This reminds me of people who use the freeways to get around. Some people get on and don't speed up and do the street speed limits instead and completely ignore the freeway minimum speeds. If you don't want to do the speed posted, use the streets. Get on the current program or get off is the point.

GO PRO

Those that learn how to navigate in the Real Estate arenas effectively whether buyer, seller or investor get better results in the outcomes over those that are learning as they go. When this type of money and product is involved, systems that are efficient and effective should also be in place

Professionals know this......and are welcomed everywhere with results following quickly too

Why would someone just want to view property and not buy? 

I don't understand the question??

The key to getting good offers that work is

1.  Getting as many "eyes" in as possible.
2.  Engaging buyer's agents (feedback) to clear up misunderstandings or answer questions.

If a prospective buyer is taking their time to view your listing, take them seriously.  I don't believe that folks tour homes for sale for sport.
