           Main Level Living in Prince William County, Virginia

Virginia is know for it's Center Hall Colonials with four bedrooms and two baths up. Living room and Dining Room, family room on the main level.

The main level bedroom is a rare find until recently. Two owners suites is only found in  upper price brackets typically in the $700,000 plus range if you can find one at all. And that is in Prince William County if you go to Fairfax County plan on spending even more!

 

This is the type home on my radar for the future, so I am always on the watch for these type of floor plans.

My twin sister Peggy James has a lovely Southern Living Custom Designed Main Level Living home with a true second owners suite on the upper level and people always ask her if she wants to sell.

"She says maybe in a few years if someone really needs the home they may consider selling."

The home looks like a one level from the street.However it is a three level home with five bedrooms and six bathrooms on three levels with over 4800 finished square feet. It is a rare find.

 

Main Level Living

In the Prince William County area you will find  several  builders especially in the Woodbridge to Haymarket area who are  starting to cater to the aging Baby Boomers. You know who you are you are  looking to maintain your lifestyle while downsizing or finding a home that better fits how you live in a home. One where you can see yourself  aging in place.

Last year 20% of our buyers were looking for this type of home and I expect that number to rise. I am working with three buyers right now looking for this type of home. Are You or someone you know is dreaming of making a move this year.  The need probably is not for an active 55+ community but rather a home that functions better for you and your family. So many are now finding they want the dining room but have no need for the living room. They also want larger gathering spaces near the kitchen and at least 2 bedrooms on the main level.  I think 55+ communities should raise the age limit to 75+ or drop the age restriction completely so that more could enjoy the lifestyle they long for.

We are getting many requests for multi-generational homes. Here in the Northern Virginia area we see many who need three separate living areas within the same home. Maybe a parent is coming to live with their adult children now or in the near future and the college student has graduated, but in needs of a hand up right now or has boomeranged back due to high rental prices. Three generations under one roof has many blessings and challenges that must be met. It means for many the 55 + community will not work for them if they want the flexibility of offering up a space in their home to someone under 55.

So let's talk about the space needed.

I hear over and over I do not need formal space such as a living room but I would like...

  • A Dining room for holidays

  • A great room open to the kitchen

  • High  ceilings would be ideal.

  • Lots of windows on the back of the home

  • A wooded view

  • A large  kitchen that can serve as dining space or a sun room

  • An owners suite  does not need to be huge but it does need a walk in closet and tub and shower and double sinks.

  • Two additional bedrooms on main level so we can have an office.

  • Laundry  must be on the main floor.

  • Two car attached garage.

  • Ideally we would like to have space to each call our own but the home needs to function well for the primary owner should the time come that the student or aging adult  need is no longer there.

  • Or maybe you need a separate space for adult son to call his own.

Guess what we know where you can find that home!

There are floor-plans that have a Bonus room, Bath Room and Bedroom above the garage will do just fine for this and will be a great space for later in life when visitors come with children in tow. It will be like a private space away from your bedroom.

And if you finish the lower level you will have lots of options for another bedroom, bath and rec room down stairs. The beauty of this floor plan is that it has a straight staircase to the lower level and upper level so if you need to access in the future with a chair lift you can still have full use of you entire home. This is an important factor to keep in mind if this is your final home. We have seen many people purchase this just because they love the floor plan.

The More we know about your needs the easier it is for us  to find the home you are looking for.

So here are our your options today

Option 1.

You can find main level living homes in Prince William County ,Virginia on  smaller lots which keeps yard work to a minimum. These homes can look small on the outside but deliver big on the interior.  Expect to find 1860 sq ft on the main level and the same amount of space in the lower level.

Option 2

You can buy main level living  homes or one similar on a 1+ acre lot with a two or  three car garage starting in the high 500's. Located in Mid Prince William County  and they can be ready for you by June 2015! These floor plans are  multi-generational homes that can be enlarged to add a bonus room bedroom and bath on the third level and also on the lower level it will accommodate a nice size guest or teen suite with bath with large recreation room plus exercise room or storage. In Mid County near  Woodbridge you will find a builder building a main level owners suite expect to be in mid 700's when completed. The community will be full of amenities and near golf.

Now sone still long for acreage lots and you will not be disappointed. It is possible to have a home like this built on a wooded homesite also. This style home draws you in from the front door to a full wall of windows so you have nature giving you a show daily!

 

That brings me to my next point. The goal of my post is to share with your options and let you know main level living homes are available if you know where to look. Open your mind to where you need to live now that you are facing a different stage of your life. Would a few miles down the road for a sometimes $200,000  savings be worth it to you?

That is my job as your Realtor to learn what your needs and wants are and then match it up to your budget to give you options. Just because you can spend it does not mean you want to spend it! I recently had someone call in Woodbridge Virginia but once we looked at homes and they really thought about it Fredericksburg ,Virginia is where they ended up buying and saving several hundred thousand and getting exactly what they wanted. Their lifestyle change allowed them to really rethink their needs and wants. The Haymarket and Gainesville area are two other locations where we can find these types of homes being built.

Hi Joan here in Virginia the ranch style has been like looking for a needle in a haystack! It is getting better as builders here in Northern Virginia finally reacted to the demand. I see this as a strong need for many years to come

Houses that are conducive to multi-generational living will become more popular. "Aging in place" support systems means more families will be looking for homes that will comfortably accommodate aging parents.
