VA / CalVet or the USDA Rural home loans
I am a Veteran and specialize in VA/CalVet home loans or the USDA Rural purchase loan and many other loan programs to fit your financial needs.
You have to be a Veteran or surviving spouse of a Veteran to qualify for VA or CalVet. Most lenders have a minimum fico score requirement for VA but there is no fico score requirement for VA or CalVet. VA is more strict in there guidelines and credit requirements but CalVet does manual underwriting for the tougher credit issue files. I can analyze your credit reports and adviise you of what can be done to clean up credit or raise fico scores.
I can raise credit fico scores for my clients within 3-4 days in most cases to qualify for programs, rates and terms as necessary. I assist my clients with credit repair advice and work directly with the bureaus at no cost to my clients. Credit repair companies will charge $30 per account per bureau which can add up quickly and I gladly offer this service at no charges to my clients.

There are variables in the interest rates of the VA or CalVet home purchase loans according to the loan type and fico scores. The CalVet rates are 3.9% if you have been released from the service in the last 25 years. If longer than 25 years it would be 4.25%. VA interest rates are 3.75% and up depending on fico scores.
The USDA Rural zero down purchase program is the for rural out of city limit home purchases (Under 15,000 population cities). You will need a minimum 580 fico score to qualify for the USDA Rural program. Here is a link to search addresses of eligible properties for the USDA Rural zero down program. It only takes a few dozen questions to qualify, go over your credit and set you up to receive automatic daily emails to fit your search criteria. Your loan qualifications will be determined by your credti profile, debt to income ratios, fico scores and how much you want to invest into the closing costs. A portion of the closing costs can be covered within premium financing within the rate. You can buy with minimum out of pocket expenses.
There are costs to a buyer on NO Downpayment loan programs such as an earnest money deposit to put into escrow as a good faith deposit, appraisal fees, credit reports, DU Approvals and closing costs. You can buy with minimum out of pocket expenses with premium financing to contribute towards closing costs within the rate. I can go over options, interest rates and terms when we speak according to your credit profile and how much you want to invest into the purchase.

Note: FHA requires 10% down with fico scores between 500-579 and a minimum 580 fico score or NO FICO Score may qualfiy FHA 3.5% down or as low as .5% hafl percent down payment program. Conventional requires a minimum 620 fico score to qualfy for as low as 3% down or even 5% down with NO Mortgage insurance (Lender paid MI).
