Hecht Warehouse Redevelopment in Washington DC

Plans have been laid out for the Hecht Warehouse District in the Ivy City neighborhood in NE Washington DC. The former Hect's warehouse is owned by Douglas Development and some plans have been approved by Washington DC for the redevelopment of the warehouse. 'The plans call for roughly 200,000 square feet of retail and service uses on the cellar through second floors, and 330 residential units on the third through seventh floors. Retailers in the renovated warehouse building will include restaurants from Ari Gejdenson's Mindful Restaurant Group, Planet Fitness and Nike — among many more still to come', from the Washington Business Journal.

From the Washington Business Journal, 'the warehouse is only the beginning of Douglas' grand plan for Ivy Hecht's Warehouse RevelopmentCity. In September, Douglas Development paid $8.4 million to acquire a 90,000 SF industrial property at 1401 Okie St. NE. In marketing materials, the home of Pete Pappas & Sons Inc. a wholesale produce business that plans call to carve up the space into 11 restaurant and retail storefronts, with railcar seating out back.

In other plans, immediately east of Hecht Warehouse District is what Douglas is now calling NewCity, a 1.5 million-square-foot residential and retail project on a 15-acre site bounded by 16th Street, New York Avenue, Montana Avenue and Bladensburg Road. The property was formerly pegged for a Wal-Mart-anchored retail development, but that pitch crumbled. Douglas stepped in, in September, and signed a contract to purchase the site.
