Not ready to buy your Arizona dream home? No problem! There are some great rental properties in Phoenix's East Valley that you can enjoy while you're saving for your down payment and working on your credit score.
Here are a couple of tips to help you find the best AZ rental and seal the deal with ease:
Prepare your documentation. Take a picture of your driver's license and keep the image on file. When you get paid, scan your pay stubs and have them in an email-ready file format--.pdf is the standard--to send to your Realtor or the listing agent for the property. Be prepared to provide a month's worth of income documentation for each adult who will reside at the property.
Call a REALTOR®. Rental properties are listed on the MLS and your professional real estate agent can help you find the perfect one for you. Having a pro working on your search will keep you from the frustration of calling on publicly advertised listings and either getting no response, or repeatedly hearing the news that the property you absolutely fell in love with online was rented--weeks ago! (Data feeds to Zillow, Trulia, and the like are normally supplied by the local multiple listing service, but they are not guaranteed to be timely or accurate.)
That will put you ahead of the game. What else do you need to consider, you ask? Knowing the criteria for selecting a tenant can save you wasted application fees and search time if your profile won't cut the mustard. Here's what many owners require from their rental applicants:
- Income 2.5 - 3 times the monthly rent
- A clean criminal record
- A solid rental history - no evictions or judgments for unpaid rent
- A decent credit score
So, you're good? Well, congrats! Now call your agent to start your search. And be sure to call that super helpful agent again next year when you're ready to buy a home.
