I couldn't agree more that local knowledge, on both the buying and selling side is critical. In this area, we have agents who are licensed in three States, and I don't know how that's possible.

I agree that using a local expert is SUCH a huge advantage to buyers and sellers.  Out of town agents just want to get the info. from the locals, then collect their commission!

     #2 can be done!     [As you a Florida Broker know], they sign a Single Agency Agreement with you (the Broker) as the Seller's Broker for their house.  They sign a Single Agency Agreement with you (the Broker) as their Buyer's Broker.   (If they don't sign a Single Agency Agreement, you the Broker become a Transaction Broker; that Seller/Buyer gets "Limited Representation" under Florida  Law).

   As you say, make sure that Broker is competent and capable.

Petra Norris ... there are definite benefits as you pointed out but sometimes separate is also the way to go. I just sold a place and the person who sold is moving out of town and has an agent already working from him. Makes sense!

Many consumers have no idea our job function or how we get paid.  Many think we get paid on salary or by the hour so "wasting our time" and then not buying is no big deal since they think we are getting paid regardless.  It really takes some education to let them know that we typically get paid zero unless something closes.

Petra Norris many states have different guidelines on representation. However, the consumers should find out ONE best agent for representing them in Buying and in Selling side.

I appreciate all the comments. I feel as long as the customer/client has the confidence and you have the experience...why not! I just reprented a buyer, who purchased a home 3 counties away....he had the confidence in me and I certainly made myself familiar with the community. It was a smooth transaction for all parties and everyone worked together to accommplish one goal.....seller sell, buyer buy. A win win for all.

I don't see why a broker cannot assist a home seller sell and buy a new home that is in their market area. There are two positives: they know the market, and they know their client.

Sometimes the answer is zero. A lot of private sales happen in Lakeland. I know one couple that just purchased a property that wasn't even officially for sale but the owners were thinking about selling and happened to learn of the couple's interest in buying in their neighborhood at a group coffee meeting.

Petra, If the agent has the skill sets to handle both transactions, the local expertise needed and the trust, it's so much easier to go with that one agent.  But sometimes a different skill set is needed, so time for the agent to refer over the other part of the deal so the clients get the best of both worlds.
