Why does everything break at 3 AM?

Then, amazingly, while in a sound sleep, there it goes. Your phone rings and you know its not good. Its never the lottery, or Publishers Clearing House, or even a good friend telling you their great news.


So as you reach for the phone your mind races: hot water tank, no heat, fire in the apartment, what? Who will I call at this hour?

I manage my own rentals and the question I have about the phone calls is, Why does the tenant start with "how are you'? I will know after I find out why you are calling.

Dennis- that alone is a good reason to hire a property manager!  And yes, why do things break at 3 A.M.

Dennis, you could not pay me enough to do property management!   I have a very good friend I refer all that business.   I do have to say my smoke alarms go off at 3 am too!

Hi Dennis,  I agree.  The middle of the night is when things happen.  The battery on the smoke alarm dies, power failures, even my burglar alarm went off and I wasn't even subscribe to one.  It was from the previous owner. There was no code to put in. I had to cut a bunch of wires to get it to shut up, becuse I had no idea where it was plugged in.  They said it could be in the attic, but the next day I found it in the basement.
