Condos for Under $200K in Daytona Beach Shores

Hi, and Happy New Year.
Today our discussion is about affordable condos in Daytona Beach Shores.

5.5-mile long Daytona Beach Shores has major condo concentration of condos out of all other municipalities comprising Greater Daytona Beach area. 64 condominiums on this narrow stretch of beachside. It has, probably, the longest shoreline in the area, and it is not a surprise, that it is heavily dotted by condos from small 2-3-story to 29-story tall.

So, if you are looking for a place on the beach, or across the street from it in this area, Daytona Beach Shores might be your number one place. So, lets looks what you can get there for under $200K.

Daytona Beach ShoresWe are starting 2015 and it is a good time to start looking. It is seasonally the slowest time of the year, which means that for the rest of the year we have the most inventory and the lowest prices. So, get a cup of hot chocolate or coffee, and let’s see what is available.

Even with the most inventory, there are only one- and two-bedroom condos in Daytona Beach Shores. You can see all of them here. I picked 12 condos, that I personally believe are the best. Best buildings, best locations. Not a science, it is more based on my 6th sense, but what is better to base it on than on a sixth sense of the experienced agent, living in the condo in Daytona Beach Shores?

So, here are 12 best. 5 are in Oceans West, a two 21-story tower complex, which is not right on the ocean, but which offers absolutely stunning views of the ocean and the Intracoastal. 4 of them are 1 bedroom unit, and one is a two-bedroom.

Good solid complex, well maintained, landscaped. Recently major renovation has been completed, now they have double pane windows, better quality of both sound and heat insulation. Good Association, very stable community.

Least expensive condo in direct oceanfront building is unit 302 in Oceans Ten. This is especially good buy for those, who plan on coming in winter, as they have an indoor pool in addition to a standard outdoor pool. Built in 1989, it is one of the newer condos in the popular Oceans family of condos.

Oceans ThreeOceans Seven and Oceans Five are some of the older direct oceanfront nearly identical towers. Views are exceptional. They are a bit pricier, but they are 2-bedroom/2 bath. Probably, would benefit from updating, but this would apply to majority of these units anyway.

Two last units in Cloverleaf North and Cloverleaf South are not in direct oceanfront buildings. However, both units are on the 5th floor and offer water views, including ocean and the Intracoastal. Interesting concept with 4 wings and circular garage in the middle, so that you can go all the way to your floor and there is a reserved parking space for you. Larger 2-bedroom units. Great communities. People live there, people love living there, and you hardly can find a more enthusiastic crowd anywhere else.

And before you go to refill your cup of coffee, here is the general note, pertaining to any category of condos:

Seasonally we are in the lowest point and both the inventory and prices are beneficial to Buyers more than to Sellers. Coming Spring will trigger market to at least seasonally warm up, and expect less inventory and higher prices in all categories.

It is not to push anybody, it is not even a warning, it is the statement of fact. If you are not ready to buy, wait till you are. If you are ready, then do not procrastinate. Of course, we do not know the future, but there is a good chance condos will be more expensive. At least we know that today is inexpensive, and this knowledge could be put to good use.

GEEZ!  You can't buy a two bedroom condo in this area for those prices and you're going to have a view of the trash dumpster or a or a parking lot.

Talking about location. Even though it still makes little sense, as after all this is oceanfront. But Jacksonville north of us is more expensive, and everything south of us is more expensive, and everything west of us is more expensive.

And the best part is that it is actually a nice place. I have not locked the door at night for the last 10 years, and when I leave for just a few hours, I do not lock it at daytime,too. When we go for a walk on the beach, which is usually a 2-hour adventure, it stays open, I simply do not want to carry the keys on the beach.

Oh well...

Lenn - sounds like the closer the @"sticks" are to Washington, the more you have to pay for it.In Real Estate the Government beats the ocean! :)
