7609E Mansion Circle Mason OH 45040 condo we listed and sold in July 2012.It's gotten REALLY cold here in Mason Ohio!  A MINUS sign on the front of the temperature first thing this morning!  However, the cold temperatures don't mean a chilly Mason condo market, although we're going to freeze up soon if more Mason condos don't go on the market soon!

All data is derived from the Cincinnati MLS system.  If any Mason condos traded hands without a REALTOR® involved, then it won't be reflected in this report.  All data is for the Mason School District area, so is not limited solely to Mason city limits

In general, you can expect to pay a premium for Mason condos when compared to communities further away from Cincinnati, although there is diminished opportunity for condos as you head away from Cincinnati.

Days on Market Average for SOLD:  100 UP 33**

Condos Active 1/8/15:  36* UP 7*

Condos Pending 1/8/15:  13 DOWN 2

Average Sales/List %:  97.1%  UP 1.4%

Most Expensive Condo Sold:  $239,900

Least Expensive Condo Sold:  $84,500

So what do the stats indicate about Mason Ohio condo sales? 

Key takeaways this month: 

  • Even though there's a LITTLE more choice this month than last, 36 condos is still pretty skimpy selection!  
  • Sales went UP for the 2nd straight month, but based on Pendings and low inventory, that's a trend we don't expect to see continue next month.  But this was easily the best December in recent years for condo sales.
  • Prices increased on average with no really expensive sales.  For the most part, sales were lower, but more consistent than November.  Five of the condos sold below $100k, and only 3 sold above $300k. 
  • Same as last month here:  there ARE some new construction opportunities not reflected in the 36 condos for sale, but they're going to cost you around $300,000 or more.  Lakeside Cove is picking up pace on sales and Beacon Hill seems to be using up the last of their space.  Immediately adjacent to Mason are some other new construction condos if being directly in Mason isn't a concern.  Contact us for details Liz@LizSpear.com or 513-520-5305.
  • Distressed condos (foreclosures and short sales) continue to low, with 3 foreclosures and 1 short sales of the 19 condos sold.  Of the 36 condos not under contract, none are foreclosed and 1 is a short sale.  Overall, a VERY small percentage of the Mason condo market.
  • Negotiations tightened up last month, with less than 3% difference between asking price and selling price.

Mason condos will remain in demand because they're an affordable entry point into Mason living versus the average Mason single family home selling well into the $300ks.   The only niche that is a bit slower are the luxury Mason condos, as that segment is competing against new construction.

The advice for Mason condo buyers hasn't changed.  Your selection is VERY limited, so it won't take long to determine if there's a Mason condo that will work for you.  However, new construction is still a possibility and not all of them make it into MLS and they don't come cheap.  We can help with those too, even if they're not in Cincinnati MLS.  We represent YOU and not the builder, and it costs you nothing extra to hire us to help you!

Getting on a "list" can sure get you on the map.  One of the cities on my lake made "safest" list in Georgia and we had a huge influx of people.

Anita, And that is pretty tight inventory, especially when you separate by style and price points.  If someone wants a particular community there may only be 1 or 2 condos on market, or maybe even none.

Tammy, Lists like that don't hurt, but with or without that ranking I think Mason will continue to be high demand for our local market.  Lots going for it!
