LOS GATOS INVENTORY AT AN ALL TIME LOW!!

Just when we thought things couldn't get tighter with inventory, Los Gatos has gone and done it!  And Los Gatos is not alone...all of Santa Clara county is lacking inventory as well.  Actually, lacking is putting it mildly!!  Los Gatos currently has 43 active listings (this includes single family homes, townhouses, and condos), compared to 73 active listings this time last year!!  Santa Clara County is down from last year's 1159 active listings to 703 current active listings!  That's approximately 40% down!

Hi Jayne -- it's difficult for buyers competing in a low inventory market.  Time for homeowners who may have been thinking of selling to step up and possibly realize net proceeds higher than they thought possible.

Michael Jacobs, how's the market in Pasadena?  We have been going strong for almost 3 years with multiple and above list offers.  What blows my mind are the buyers who go 200K above list and don't get the accepted offer!!
