Personalizing Your Pad? Forget These Fancy Features

If you could have any amenity at home, what would it be? A 10-car showroom? A mile-long moat? How about a zip line course crisscrossing the backyard? (Okay, that last one’s just me.)

Homeownership is a dream realized for most, so it’s no surprise that the desire for wish fulfillment remains long after closing. Castle-in-the-sky features may seem like a priority, but amenities that fall too far outside the norm will cost you. And the price is pretty steep – highly personal additions can seriously backfire come listing.

Some of the worst offenders:

Aquariums – Sorry, Kevin Costner fans – "Waterworld" was dreadful. And so are built-in, larger-than-life aquariums with Fijian fish. Even if your buyers happen to be marine biologists, the novelty will wear off once they realize how much upkeep costs, and how much it wsunroomill cost when they inevitably swap it out for dry wall.

Backyard rain forests – According to Lawn & Landscape, landscaping can account for up to 25 percent of a home’s resale value, and experts recommend spending just 10 percent of that to spruce up the space. Utopia-seekers may covet lush, tropical surroundings, but most buyers will trek elsewhere when they calculate exactly how much it costs to maintain paradise.

Solariums – Similar to a sunroom, a solarium is characterized by a glass panel surround that results in sunshine overload. Cozy? Sure. Appealing to buyers? Not so much. A sunroom is one of the least beneficial add-ons to a home when it comes to ROI – and windows in sunrooms generally don’t extend to the roof. If a sunroom of floor-to-ceiling windows is enough to deter buyers, it’s entirely likely that a glass-encased dome won’t be well received, either.

High-end garages – Not every buyer will share your need for speed. Growing trend or not, glam-ing up your garage with climate control options or an integrated auto body shop just won’t resonate with most home shoppers. Get the most bang for your buck with a new garage door instead.

Putting greens – There are two kinds of people in this world: those who love golf, and those who hate it. Aside from the risk of shutting out potential buyers, your very own fairway can cost you (and your home’s new owner) $10,000 or more each year in maintenance. Best to leave this one off your bucket list.

Fortunately for everyone, home theaters and wine cellars are still on most buyers’ wish lists. Entertainment and alcohol - who’da thunk it?

Great list Suzanne. One thing I see is dated arrangements that were really in when the owner built the home thinking the trend would stand the test of time only to find out it did not. Surprisingly some people still request to have similar arrangements built today! Good luck!

Suzanne De Vita This is both great and funny.  Now I know about your love of zip, by the way how big is your yard?  From my experience hot tubs never bring the value the owner's who put it in feel it is worth. Swimming pools can be an up or down addition.  Darkrooms, personalized workspaces that have no general need are all bad ideas---that is unless you need them. If you need them put them in and enjoy them, don't expect any good kind of return.

I have seen $6000 aquariums and what people don't realize is there is monthly maintenance that costs hundreds. Though many of these may be nice to have they are not a good use of funds.

Fantasy land Suzanne. I prefer a more modest style. Even if I was rich I would not want to show off with all the "amenities" you mention. Sounds like a huge headache.  I like what Roy Kelley said "features to avoid".

I was just with clients last night who bought a 4 bedroom/3 bathroom home from me 4 years ago. They have since converted on bedroom to a walk-in closet and changed a full bath into a half bath. I will say the renovations are stunning. But now they've handicapped their home. When they bought they thought they'd retire and live there forever and now plans have changed. Oh boy!

Suzanne- and aren't some regional?  Here in South Florida not to have a pool might be considered by some to be a negative.  An agent called me about a condo where the owner had knocked down a wall and had a jacuzzi in the master bedroom.

Suzanne, it is different working with buyers and all the different aspects of a home they have at the top of their list that is high priority.   Right now I am seeing large yards and mudrooms along with large open master bathrooms.

How about a hot tub in the living room? Yes, I saw one recently. Apparently even the homeowers tired of it and put a raised wood platform over it. Now it looks llike a dance floor. My buyers were not impressed
