Late in 2014, all of the experts were predicting that in 2015, Interest Rates and the Number of homes for sale would drastically increase and that would slow down how quickly home prices were appreciating. 

 

Now we are seeing the experts change their expectations for this year, and now believe that interest rates will still remain below 5% this year and the number of homes for sale would still be tight.  Right now Inventory Report of Homes For Sale in Collin County (this is the pulse report of how many sellers there are vs buyer demand) and through December 2014, we have just 1.1 months of inventory!  Keep in mind that a balance market is 6 months and anything under that means it is a sellers market.  The average day to get a contract on a home in Collin County is only 46 days!
