While many "non-real estate professionals" may not see the trouble brewing here, Tim Harris of Inman clearly sees a problem with the MAJOR MLS data feed to Zillow possibly disappearing in April.


Is the beginning of the end of Zillow?


I receive almost half of my rental inquiries from Zillow/Trulia/HotPads although I do not personally place my rental listings there - my website host... ...SYNDICATES their client's listings to these "migration" sites.


The ONLY sites I place my clients' rental listings on DIRECTLY are 1) my HERO website; and 2) Craigslist.....and NO, I do not put my rental listings on our local MLS.


I personally see Craigslist becoming/coming BACK into favor for real estate listings now that their scamming potential has been minimized and their real estate listings are now more uniformly formatted....and they have AWESOME mobile apps AND they show up at the TOP of the FIRST PAGE of GOOGLE!

While the MLS is likely to bring a co-op fee, seems to me that Z and others are more likely to bring consumer contacts.

C - this has been in real estate buzz since Murdock bought MOVE/ and it will task local Associations and MLS services to get proper interface to push listings to Zillow

Lenn - we don't do rental co-op is not worth my time to jump through the hoops to put a rental listing into our MLS - the NEW one or the OLD one....they have NEVER had a proper input matrix for a rental and getting rental info to be taken where listing/sales info is supposed to be put is too boring....MY TIME IS MORE VALUABLE

Most of the contacts I receieved on a current rental listing I have near Leesburg have come fro Zillow & Trulia. A few have come from MLS. Many from Z&T turned out to be curiosity seekers. The most recent sent me an email stating her income was only around $20,000.00 and she preferred not to disclose her credit score or have her credit checked. CL use to also attract the non serious, but sounds like I should give them another try.

CL is still many rental prospects GO TO site since Zillow and Trulia are hard to do rental searches on without zip code, etc....

As long as they keep the quality up Craigslist will always do well.  As for Zillow, they are trying to do everything in-house making them a one stop shop.  If they focused half as much energy on accurate data they would be a lot better off.

Wallace - I have received several inquiries by posting my listings on CL, where I have not had as many calls from people who saw my listings on Z or T.
