Good morning Richard, as Realtors, we are there to guide our clients, not to accept or make decisions on their behalf. I've seen some posts on FB as well as other SM regarding agents accepting offers...perhaps I'm missing something.

Richard you are so right - we should also adhere to the code of ethics which does not allow us to trash talk other agents - even to our clients.

Amen Richard Weisser ! I've made it a point that no matter what the offer, low-ball, contract for deed, what ever.. it must be presented by law.

Hi Richard Weisser there are too many agents today who make decisions for their clients....that's not their job....that's not what representation is all about....

Richard, we work for the client. We are not the captain of that ship. Simple, I thought.

We see/hear that type of proclamation often in cyberspace. I can only imagine the conversations that take place at dining room tables!

Funny because you hear the trash talk about how unethical the OTHER agent is! Thanks so much.
We advise, not decide. The language we use is very important when articulating ideas in our posts.
I have run across this before. The agent said the sellers would not counter. Talking to my buyers and explaining what I thought was going on, they decided to knock on the door. They explained they gave an offer and wondered why they had not at least countered. What offer? was the response.

This goes on I know, if listing agent does not present our client's offer I WILL report to no end.
Exactly Richard!
