As an agent I get this question a lot, “ What is the best time of the year to buy or sell?” and often times my response is NOW. If your home is market ready the best time is NOW. Real Estate is cyclical. That means there are cycles within the year that affect activity. As a buyer or seller I have noticed that the best deals and the least stressful time of the year to buy and sell is during the cold months. Of course there are several things that need to be considered before buying and selling.
Things to consider before buying or selling:
- Take into consideration your credit and what you can afford or qualify for. When buying or selling we encourage our clients before they do anything else to check with a trusted Lender if and what you can qualify for.
- What you owe against the house you need to sell and or do you need to sell to buy the next home. Again a trusted Lender can answer that for you by looking at your personal situation and providing a few options.
- How much money do you need for downpayment and closing costs? It cost money to buy or sell a home. Outside of your down payment there is also lender fees, title fees, inspections costs and your Real Estate Tax and insurance escrows that are all charged during and collected at the time of closing.
- Do you have enough time buy and move. It’s different everywhere but in Tulsa Oklahoma the normal time frame is 30-45 days from contract to close. This can vary depending on how the purchase is financed for example paying cash can result in a sooner closed date.
