If a new year means a new home for you, make sure to consider these home seller advice resolutions to help you make the best decision possible!

 

Get Your Home into Tip Top Shape

 

Modern buyers expect a clean and staged home.  As the home seller, clean your home thoroughly and you may even want to consider hiring a professional stager to give your home that fresh off HGTV look.  If there is a small project that you have been meaning to complete that can add value to your home, the time to complete it is now:  painting, landscaping, and adding new fixtures help to add value and appeal to your home.

 

Be Reasonable

 

Deciding to move is a big decision and selling your current home is the biggest component when factoring whether or not to go through with it.  When preparing to sell, make sure to request a comparative marketing analysis (CMA for short) with your realtor.  When creating your comparative marketing analysis, you may also want to work with more than one agent - working with more than one agent will help you not only chose the correct agent but will help you to make sure you are getting the most accurate information by being able to compare your CMA results from each. Making sure your home is priced appropriately for the area is the biggest key to selling your home in a timely fashion.  Priced too high, a home could sit for months or even years before someone makes an offer.  Conversely, when priced too low, potential buyers may think there is something wrong with the property and shy away from making an offer.  Knowing what your neighbors homes are priced at and what prices they are selling for can help you see a sold sign instead of a lingering for sale sign.

 

Overcoming buyer objections

 

Your job as a conscientious home seller is to make sure that you have thought of and exceeded all buyers’ expectations.  If the condition of your home exceeds buyers expectations and is priced competitively, you’re more likely to get an offer quickly.  If you have thought of everything, the buyer cannot have a reason to say no!  



Be Sensible and Prepared

 

Make sure that you are in a position to carry two mortgages in case a sale falls through or if you find a house before your current one sells.  If that is not an option for you, you may want to consider renting until your current house sells.  This will give you time to explore a new neighborhood or area to make sure it is the right place for you and your family.  You may have to move twice, but the added effort is preferable to carrying a double mortgage payment for an indeterminate amount of time.
