Shelton CT single family home sales ended UP in a good place overall for December 2014. 

Sales were UP 16%
over the same period last year. 

Listing and closed sales averages were  UP 21% and 22% respectively and the median was UP 38%. 

Days on the market were up 25%. 


The supply of homes went down 19% from last month resulting in a downward 3.72 month supply of homes, which is statistically a sellers market.

 

Going forward, there are 19 homes under deposit and 33 homes pending.

Where was the sweet spot for sales in December?   It was a tie with the popular $300-$400K range sharing the top spot with the $400 - $500K range with both ranges accounting for 55% of sales.

Sales dipped a little from last month but are still holding in familiar territory.

The absorption TREND, which shows the number of months it would take to sell the entire inventory at the same pace, came in at 3.52 months for the last three months.
