Does it really cost too much for a property manager?

Managing Real Estate Broker with Full Circle Property Management

So I went to dinner at a local restaurant last night, and I tend to check prices so I can get a good deal and keep my expenses low - like my clients I believe in value - and with 2 entrees, 2 drinks, and a tip I spent $52.00, and I was done in about 2 hours.

Sounds like a decent price, yes? Today I am putting a proposal together for a property owner and his cost for professional property management for a month per unit is less than the cost of my dinner!

So for the cost of what I consumed in about 2 hours they will get full service for a month including rent collection, property inspections, dealing with the tenant, 24 hour emergency phone call answering, monthly expense reports, questions and answers with staff, full screening/showing//advertising if the unit is vacant, and repair handling.

So doesn't it seem to be a good value for a property manager?

Of course it does.  Sadly, managing their own property is something owner/landlords believe they can do themselves.

Well, of course they can.  They can also lose big $$$$$$  when they experience arrears, evictions, etc. because they don't have the ability to properly vet tenant applicants.

Dennis- We spend much more money on dinners and coffee during the week and then when it comes to something like managing our investments, we  start pinching pennies. Go figure.

Absolutely, Dennis.  And, I hope this owner realizes the value of a professional.
