12 single family homes sold in Dec 2014 vs.13 in Dec 2013 = 7.7% drop
5 condominium homes sold in Dec 2014 vs. 2 in Nov 2014 = 150% rise
5 condominium homes sold in Dec 2014 vs 5 in Dec 2013 = 0% change
Median selling price for single family homes in Duxbury was at $467,000 in December which was down from $553,000 in November, and $550,000 in December of 2013. Median sales price for condominiums were at $285,000 which was down from $302,000 in November, and much lower than last December's high of $400,000.

Single Family inventory was 74 in Dec 2014 vs. 101 in Nov 2014 = 26.7% drop

Condominium inventory was 12 in Dec 2014 vs. 18 in Dec 2013 = 33.3% drop
Inventory levels for single family homes continued to decline significantly into January, while condominiums levels are already rising with 3 new listings.
There are a few single family homes with contingent offers, and nothing to report thus far for condominium sales. Hopefully the low interest rates will fuel demand because January is off to a very slow start!
