Seling a home in a tough market

Yes! You can sell a home in a tough market. I have been active in real estate for 27 years and I have been through 3 roller coasters in real estate cycles. I have been successful in helping families move in any market and in any price range BUT there are some critical elements to always keep in mind.

1. Marketing your home starts from the curb! When you drive up to the house, ask yourself "woudl you buy this home?" If you see garbage in the front yard, clutter, a yard that needs attention, patchwork landscaping, a driveway in need of repair, get this done first. The buyers first impression will normally be a lasting impression.

2. Inside the home be sure to get rid of wallpaper and paint a warm neutral tone throughout. You may have to consider re-carpeting if there is any wear showing at all. If there are pets, chances are there may be an odor and because you live there, you may not smell it. Any pet odor is a big turn off and just cleaning the carpet may not get rid of the odor, it may be all the way down to the sub flooring.

3. De-clutter and pack up the house. Remember YOU ARE MOVING! Get a head start on the packing. Rent a "Go-Mini's" storage unit to pack up and move your stiff off site.

4. Price your home accurately in the beginning. A home on the market is like fresh produce at the market. When it is new and fresh it gets lots of attention. If it sits on the shelf too long, it starts to spoil and people eventually just start to ignore it and the only way to get rid of this old produce is to really reduce the price. The longer your home is on the market, the less you will receive. If you started too high because you didn't agree with your market analysis, you may end up with less then what you could have gotten if you priced it correctly in the beginning.

5. Finally, find an agent with a REAL PLAN to sell your home. Any agent can list your home and put it in the MLS but a REALLY GOOD AGENT can tell you who the buyer would be for your home, show you a real plan to find that specific buyer, and show you PROOF of how they will go about marketing to that buyer.

If your home looks good, is priced accordingly, and you have an agent who really knows how to expose your home to buyers, YOU WILL SELL YOUR HOME!!

A good agent will make constructive recommendations to the seller regarding the home's presentability and pricing and it'll sell pretty quick, in any market. Even in today's. Solid primer for a seller.
