This is a graph of "Off Market Home Listings" for Orange County CA in 2014. The Blue Color graph is tracking homes that did not sell and came off the market in 2014 and the Orange Line tracks homes that came OFF the market in 2013. This is a chart of which you do not want to be a part.

The most common complaint I hear from home sellers who are lingering on the market is how much work it is to prepare, clean and vacate their home for showings. It is not fun. It just goes to show that pre-list preparation and proper pricing are key to accomplishing your goal which is to sell your home for the most amount of money in the least amount of time.

Buyers are out there and they are willing to pay market value but they won't pay more and they are what we might call "PICKY". In other words if they are paying premium prices they are looking for a MOVE IN READY home.

Window of Opportunity:   Interest rate have taken a dive again in January 2015 and buyers are returning en mass to open houses. The average time on market for the second half of 2014 hovered around 90 days. For properly positioned homes the time will be much less this spring.  I encourage home sellers to hire the most professional Realtor and avoid being a statistic.
