Pine Plains NY real estate in December 2014

 There were 2 single family standalone home sales recorded in the Pine Plains NY real estate in December 2014.  One home sold for $194,000, it was built in 1964 with square feet of 1640.  The second home sold for $215,000 and was built in 1960 with square footage of 1788.

During December 2013 there were 3 sales ranging from $190,000 – $570.000 with average list price of $337,167 and average sale price of $325,000.  The days on market was 135 days and average square feet of 1712.

The average list price in December 2014 was $217,450 and the average sale $204,500 with average days on market of 127.  Sale price to list price came in at 94%.

So sales  when compared to 2013 was off by 1 and the average sale price was lower. The good news was that days on market was less in 2014.

The Pine Plains NY real estate update December 2014 showed 2 homes were added to the inventory; the least expensive house was built in 2003 with square footage of 1788 and was offered at $274,900, the other was built in 2006 with square footage of 3029 and offered at $489,000.

The average list price for the homes added to the inventory was $381,950, with average square foot of 2408.

Jennifer it is always good to hear that the DOM is going down, and hopeful sales and sales price will also start to go in a positive direction soon.
